Get started

How it works

  1. 1

    You send us the unit

When a tenant gives notice or vacates, you contact us with the unit details. We confirm availability and lock in your timeline.

  2. 2

    We deliver a written scope

We assess the unit and send you a documented scope of work with every task, every trade, and the confirmed delivery date. No verbal promises. No surprises.

  3. 3

    We execute and coordinate

Cleaning, painting, maintenance, and any other required work is executed by our team and our vetted network. One call to you. Everything else handled by us.

  4. 4

    We deliver with documentation

When the unit is ready, you receive photo documentation of the completed work and a formal MOVE-IN READY confirmation. You have proof. Your tenant has a clean, ready space. Your vacancy period ends.

Benefits

Why it works

  • Written scope before execution

You know exactly what will be done, when it will be done, and what it will cost before we touch the unit. That is the baseline.

  • One point of contact

You have one number, one invoice, and one responsible party for the entire process. Cleaning, painting, repairs, coordinated by us.

  • Documentation at delivery

Photographic proof of every completed task. You do not have to take our word for it. You have the record.

  • Process-driven reliability

Every turnover follows the same system. Same checklist. Same documentation. Same delivery standard. Quality does not depend on who shows up.

What is 360° Turnover?

360° is the system that takes a vacant unit to rent-ready: cleaning, painting, minor maintenance, junk removal, and anything else the unit needs — under one written scope, one timeline, one invoice, and a formal delivery with photo documentation. You stop coordinating five vendors. You get one partner and a MOVE-IN READY confirmation.

Who is 360° for?

Anyone responsible for getting a property ready for the next resident. Property managers, apartment communities, owners, real estate teams, and management companies.

What is included?

Depends on the unit. A standard turn can include full turnover cleaning, minor repairs, touch-up paint, and photo documentation. A heavier unit can add full paint, carpet, junk-out, fixture work, and coordinated licensed trades. You receive the scope in writing before anyone starts. Nothing extra is done without approval.

Green Sheet, Yellow Sheet, 360° — what’s the difference?

Green Sheet is the predictable standard turn — unit back on the market fast, checklist closed. Yellow Sheet is a heavier reset — more wear, more repairs, more finish work, still inside a defined package. 360° Coordinated is full project management of the turn when the unit is outside a simple package. We classify the job after we see the unit. You do not have to guess the color on the form.

How long does a turn take?

A standard scope is commonly estimated around 24–48 hours after we have access and the scope is approved. Heavier units take longer. These are estimates, not guarantees. Actual time depends on condition, approvals, and access. We would rather give you a real date than a heroic one.

Do I still have to manage the painter, the carpet crew, and the handyman?

No. That is the point. JoyShine sequences the work. Vendors do not call you for instructions. You have one contact. If something off-scope shows up, it comes to us first — then to you only if it needs a decision or an approval.

How do extras work?

If the crew finds work that was not in the original scope, it is flagged. We review it, price it when it is a paid extra, and send it to you for approval. Nothing extra is performed before you say yes. A possible leak under the sink is not an automatic invoice. It is a flag.

What proof do I get when the unit is done?

Before and after photos, a completed checklist, and a formal MOVE-IN READY delivery. The leasing team can use that packet. You do not have to walk the unit to believe the unit was walked.

What if the new resident finds something after move-in?

They have 10 days from move-in to report a missed cleaning item. Inside that window we return and fix it at no cost. Visible dirt, leftover crew items, product residue, dirty appliance interiors, and bathroom soil are covered. Wear and tear, paint, repairs, and mess created after move-in are not. After 10 days we still want the report — it keeps the standard honest, even if a free return is no longer guaranteed.

How do we start without signing a building-wide contract?

Start With One Unit. We walk it, scope it in writing, execute it, and hand it back documented. No long-term commitment. If the unit is right, the next ones get easier.

Are you insured and bonded?

Yes. Local, independent, insured and bonded. Certificates are available before the first job.

How far in advance should I send a unit?

Three to five business days gives us room to walk, write the scope, and line up trades. Vacancies do not always give you that. Send the unit anyway. We will say what is possible on that calendar.
